A good quality Home Information Pack (HIP) should be a top priority when putting your home on the market, says Whitehead Vizard.

Caroline Parsons, Residential Conveyancing Partner at Whitehead Vizard, says that "a top priority for sellers is to ensure that they have a complete good quality HIP. The aim of HIPs is to provide potential buyers with the necessary information to enable them to make an informed decision about whether or not to buy the property."

Anyone now marketing a property for sale is under a legal obligation to provide a HIP. Failure to produce a HIP could result in a fine if a property is put on the market without one.

HIPs contain a number of documents including evidence of legal ownership, an Energy Performance Certificate and local, water and drainage searches.

Due to the complex legal nature of a HIP, sellers should seek a solicitor's assistance to produce the HIP before putting their property on the market.
